Commercial HVAC Guide

Commercial HVAC Equipment We Install and Repair

Light commercial covers a wide range of equipment. Here's what we work on and where we draw the line.

Rooftop Units (RTUs), 3 to 25 Tons

What they are. Rooftop units are the self-contained heating and cooling systems you'll see sitting on top of most strip malls, offices, and warehouses. Everything, the compressor, coils, and blower, lives in one cabinet up top instead of split between an indoor and outdoor unit.

What we handle. Most light commercial RTUs fall between 3 and 25 tons, and that's the range we install and service. Anything larger than that typically moves into heavier commercial or industrial territory with different equipment entirely.

Light Commercial Split Systems

How they differ from RTUs. A split system separates the equipment into an indoor unit and an outdoor condenser, similar in concept to a residential system but sized and built for commercial use.

Where we use them. These work well in smaller commercial buildings or spaces where a rooftop unit isn't practical, and we install and service them right alongside our RTU work.

Hanging and Suspended Furnaces

Where you'll find them. Warehouses, shops, and other buildings with high ceilings often use a furnace mounted up near the roofline instead of a floor-standing unit, since there's no basement or mechanical room to put one in.

What we do. We install and repair these suspended units, including the ductwork and venting that come with mounting a furnace overhead.

Package Units

What makes them different. A package unit combines heating and cooling into a single outdoor cabinet, similar to an RTU but sometimes ground-mounted next to the building instead of on the roof.

Why buildings use them. They're common where roof access is limited or where a building owner would rather not put equipment weight on the roof structure.

Commercial Exhaust Fans and Makeup Air

Why these matter. Kitchens, warehouses, and industrial spaces pull a lot of air out through exhaust fans, and that air has to be replaced or the building's air pressure gets thrown off, doors get hard to open, and equipment can run poorly.

What we install. We install and service exhaust fans and the makeup air units that bring in and condition replacement air, so the building stays balanced.

New Construction and Retrofit Work

Ground-up builds. We work with contractors and property owners to design and install HVAC systems for new commercial construction from the start.

Replacing what's already there. Just as often, we're pulling out an aging RTU or package unit and replacing it with something more efficient, matched to how the building is actually being used today.

What We Don’t Service: Boiler Systems

Being upfront about it. We don't work on boiler systems. If your building is heated by a boiler, we're not the right call for that piece of equipment, though we're happy to help with everything else on this list.

Maintenance Programs

Commercial Maintenance Programs

A lot of our commercial clients are on a maintenance plan rather than calling us only when something breaks.

Quarterly and Semi-Annual Maintenance Plans

What's included. We change filters on rooftop units and inspect furnaces, condensers, and package units on a schedule that fits your building, usually quarterly or twice a year.

What a visit looks like. Beyond the filter change, we do a full inspection of the unit to catch small problems, a worn belt, a coil that needs cleaning, a component starting to wear, before they turn into a breakdown.

Why Preventive Maintenance Pays for Itself

The lifespan difference. A rooftop unit on a consistent maintenance program typically lasts 15 to 20 years. The same equipment running with deferred or no maintenance often needs replacing at 10 to 12 years.

The cost difference. Industry data puts it at roughly four to five dollars saved in emergency repairs for every dollar spent on preventive maintenance. For a property manager juggling multiple units or buildings, that adds up fast.
