Everything You Need to Know About Mini-Split Systems
Mini-splits come in more than one configuration, and the terminology matters. Here's what sets them apart from central HVAC and how to know if one is the right fit for your home.
Single-Zone vs. Multi-Zone Mini-Split Systems
Single-zone. One outdoor condenser paired with one indoor head, ideal for cooling or heating a single room or addition.
Multi-zone. One outdoor condenser connected to multiple indoor heads, commonly called a 2-zone (dual-zone), 3-zone (tri-zone), or 4-zone system depending on how many rooms it serves. Some systems support up to 5 or 6 zones from a single outdoor unit, and each indoor head runs its own thermostat, so every room gets independent temperature control instead of sharing one setting.
Why Mini-Splits Have Some of the Highest SEER Ratings in HVAC
Why they're so efficient. Mini-splits don't rely on ductwork, so they avoid the 20 to 30 percent energy loss that duct systems typically suffer from leaks and poor insulation.
The numbers. Mini-splits routinely reach SEER2 ratings of 20 or higher, with premium and cold-climate models certified above 30 SEER2, compared to a standard central air system, which typically runs 13 to 16 SEER. That gap shows up directly in your monthly bill, especially for a room or addition that would otherwise need ductwork run long distances from your existing system.
Perfect for Room Additions and Hot or Cold Spots
Where they shine. Mini-splits are one of the best solutions for rooms that were never part of the original ductwork plan: home additions, converted garages, finished basements, sunrooms, and bonus rooms above a garage.
The problem-room fix. They're also the answer for the one room that's always too hot in summer or too cold in winter no matter how the rest of the house is set, because that space gets its own dedicated head and thermostat instead of fighting for airflow through a shared duct system.
Mini-Split Pros and Cons
Pros. No ductwork required, true room-by-room zoned control, some of the highest efficiency ratings in HVAC, quiet operation, and both heating and cooling from a single system.
Cons. The upfront cost per zone runs higher than a simple window unit, the indoor head is visible on the wall (though modern designs are low-profile), and for a home that already has solid, functioning ductwork, a mini-split works best as a targeted supplement rather than a full replacement.
Brands We Recommend
If you want the best. We lean toward Mitsubishi and Daikin. Mitsubishi holds up especially well in cold weather and keeps running efficiently well below freezing, which matters here in Utah. Daikin actually owns Goodman, so parts for either brand are easy to find at almost any supply house in the state, and both carry strong warranties.
If budget matters more. Pioneer and Goodman are worth a look. Pioneer's higher-end line reaches SEER ratings in the low 20s for a fraction of what a premium unit costs, and Goodman backs its systems with a 10-year parts and compressor warranty once it's registered. We'll go over what actually fits your home and your budget before you buy anything.
Mini-Split Rebates Through Rocky Mountain Power
What's available. If you're adding a mini-split as supplemental cooling to a home that already has gas heat, which covers most of the installs we do, Rocky Mountain Power's Wattsmart program will send you a check for around $600 once the install is done. That number can run higher depending on what the mini-split is replacing or supplementing.
What qualifies. It has to go into a fully conditioned living space (a garage won't qualify) and be installed by a program-eligible contractor rather than a DIY kit. We'll tell you exactly what you'd qualify for before we start the job.
Common Mini-Split Repairs We See
A mini-split doesn't use a traditional filter the way a furnace or central AC does. Here's what actually tends to go wrong with them.
Dirty or Clogged Screen Filter
How it's different. Instead of a standard filter, mini-splits use a washable screen filter built right into the indoor head.
How often to clean it. If you've got pets or a dusty house, clean it monthly. Otherwise once a quarter is usually enough, though check it more often if there's construction happening nearby. A clogged screen filter is one of the most common reasons a mini-split starts blowing weaker air or losing its cooling power.
Condensation Leaking from the Indoor Head
Why it happens. This doesn't come up often, and when it does it's usually tied back to how the system was installed.
What to check. Water dripping from an indoor head is almost always one of three things: a clogged filter blocking normal drainage, a loose line connection (a quick fix), or a condensate pump that's failed and can no longer push the water back outside. We check all three before deciding what actually needs to be replaced.

Ductless Systems FAQ
What is a ductless system and how does it work?
A ductless system, or mini-split, heats and cools your home using wall-mounted indoor units connected to an outdoor compressor — no ductwork needed.
Where are ductless systems most useful?
They're perfect for homes without ductwork, additions, basements, or rooms that stay too hot or too cold with central HVAC.
Can one ductless system serve multiple rooms?
Yes. A multi-zone mini-split connects one outdoor condenser to multiple indoor heads (2-zone, 3-zone, and up), with each zone controlled independently for customized comfort.
How much does a mini-split cost?
Cost depends on the number of zones, the SEER rating of the equipment, and the complexity of the installation. A single-zone system costs less than a multi-zone setup serving several rooms. We provide a free, detailed quote before any work begins.
What SEER rating should I look for in a mini-split?
Look for SEER2 18 or higher for solid efficiency, with 21 and above considered excellent. Many mini-splits reach 20-30+ SEER2, well above the 13-16 SEER range of a standard central air system, since there’s no ductwork to lose energy through.
How often should a ductless system be serviced?
We recommend annual maintenance to clean filters, check refrigerant, and ensure efficient operation year-round.
Do ductless systems help lower energy bills?
Absolutely. By targeting specific areas, ductless systems reduce energy waste and often cut utility costs compared to central systems.
What Makes Ductless Systems Different from Central HVAC
Installation – Ductless systems require no ductwork, making them quicker and less invasive to install than central HVAC. Comfort Control – Each indoor unit controls its own zone, while central HVAC heats or cools the whole home at once. Energy Efficiency – Ductless systems reduce energy loss from ducts and often lower utility bills compared to central systems. Flexibility – Ideal for home additions, basements, or rooms with uneven temperatures where ductwork is impractical. Maintenance – Ductless systems need filter cleaning for each unit, while central HVAC requires duct cleaning and larger system upkeep.
