Common Repairs

Most Common Furnace Repairs We See in Salt Lake City

A furnace repair can mean anything from a five-minute fix to a full system replacement. Here's a breakdown of the most common furnace problems our technicians diagnose in Utah homes, so you know what to expect before we ever show up.

Failing Inducer Motor

What it does. The inducer motor removes exhaust gases from the combustion chamber before the burners are allowed to ignite. It's a safety feature, not an optional part.

How it fails. When it starts to go you'll often hear loud grinding or rattling, or the furnace will refuse to start at all because the safety switch won't let it fire without proper draft. Inducer motors typically fail from age and worn bearings.

Clogged Condensate Drain Line

Why it happens. High-efficiency furnaces, the 90%+ models, produce condensation that has to drain away. When the drain line clogs, water can back up into the furnace and cause rust that damages the control board and other electronics.

The good news. Most modern furnaces have a safety switch that shuts the unit down when this happens. That's better than the alternative, but it still leaves you without heat until the line gets cleared.

Faulty Control Board

What it controls. The control board is the brain of your furnace, managing the ignition sequence, blower timing, and all of the safety switches.

What causes failure. Power surges, age, and moisture damage are the most common culprits. Symptoms include a furnace that won't respond at all, flashing error codes, or random shutoffs mid-cycle.

Dirty or Restrictive Air Filters

Why it's a bigger deal than it sounds. A clogged filter does more than reduce airflow. It can cause the furnace to overheat, trip the high-limit switch, and over time contribute to the kind of heat stress that leads to a cracked heat exchanger.

The takeaway. It's the cheapest problem to prevent and one of the most common we find during a service call.

Dirty or Failing Flame Sensor

What it does. The flame sensor confirms the burner is actually lit before allowing gas to keep flowing.

What goes wrong. When it's dirty with carbon buildup or starting to fail, the furnace will often ignite briefly and then shut off again, known as short cycling, as a built-in safety precaution against unburned gas.

Cracked Heat Exchanger

Why this is serious. The heat exchanger transfers heat from the combustion gases into your home's air supply without the two ever mixing. A crack allows carbon monoxide to leak into your air supply, which is a genuine safety hazard.

What causes it, and what happens next. Age is the biggest factor, furnaces are most at risk after 15 to 20 years, along with overheating from restricted airflow, an oversized or improperly sized unit, or corrosion. A cracked heat exchanger cannot be repaired. The system has to be shut down immediately, and the heat exchanger or the entire furnace gets replaced. We always recommend a working carbon monoxide detector near any gas furnace as an added layer of safety.

Electrical Component Failures: Igniters, Pressure Switches & Wiring

What tends to fail. Hot surface igniters, pressure switches, and relay wiring all wear out from age and years of heating and cooling cycles.

How it shows up. Usually as an ignition lockout or a furnace that tries to start but shuts down partway through its cycle.

High-Limit Switch Trips (Common at Utah’s Altitude)

Why this happens here specifically. Utah's elevation affects combustion air and heat rise, and a furnace that's undersized, oversized, or not adjusted for altitude can run hotter than the same unit would at sea level.

What actually fixes it. That extra heat repeatedly trips the high-limit safety switch and shuts off the burners. In these cases the fix often isn't a broken part at all, it's adjusting gas valve pressure, blower speed, or manifold settings specifically for our elevation.

Frequently Asked Questions

Frequently Asked Furnace Repair Questions

How do I know if my furnace needs repairs?

Common signs include unusual noises, weak airflow, uneven heating, frequent cycling, or rising energy bills. If your furnace struggles to keep your home warm, it's time to call a professional.

Can a cracked heat exchanger be repaired?

No. A cracked heat exchanger cannot be safely repaired — it must be replaced, either on its own or as part of a full furnace replacement. It allows carbon monoxide into your home’s air supply, so the system needs to be shut down right away until it’s addressed.

Why does my furnace turn on and off repeatedly (short cycling)?

Short cycling is most often caused by a dirty flame sensor, a clogged filter restricting airflow, or an oversized furnace. It can also be a sign the high-limit switch is tripping from overheating.

Why does my furnace keep tripping its high-limit switch?

This is common at Utah's elevation when a furnace isn't properly sized or adjusted for our altitude, causing it to run hotter than it should. Restricted airflow from a dirty filter can cause the same symptom.

How much does furnace repair cost?

Cost depends entirely on the issue — a flame sensor cleaning is far less expensive than a control board or heat exchanger replacement. We diagnose the exact cause first and give you a clear, upfront price before any work begins.

Do you offer same-day furnace repair service?

Yes — we provide same-day and emergency furnace repair across Utah, Salt Lake, Davis, and Weber counties to restore your comfort quickly.

Can you repair both gas and electric furnaces?

Absolutely. Our trained technicians service all types of furnaces, including gas and electric models, no matter the brand or age.

How long does a typical furnace repair take?

Depending on the issue, repairs can take anywhere from 1 to 3 hours.

What areas do you serve for furnace repairs?

We proudly serve homeowners and businesses throughout Utah, Salt Lake, Davis, and Weber counties.
